Through social media, you can interact with potential buyers in ways that real estate agents couldn’t before. You can reach far outside your immediate network and tap into other networks by effectively using tagging in your social media marketing.
But you might have a question…
What is Tagging?
Tagging is the action of someone mentioning you on a post by using the @ symbol. You’ll then get a notification letting you know you’ve been tagged in a post! Remember the last time you had a night out with your friends, and they posted some pictures? They probably tagged you in those photos, and you got a notification when that happened. When they tagged you, that exposed their post to your followers (depending on their security settings).
Together, we can take a feature that might seem more “personal” and apply it to your real estate marketing! Let’s talk about how you can successfully use tagging without disturbing your followers. Because, let’s face it, we all have a lot to do without looking at notifications from social media.
How Should I Use Tags in my Social Media Marketing?
Don’t be like Chuck! However, when done right, using tags on social media can be very helpful!
There’s one big reason you need to use tags in real estate social media marketing. It makes sure the person you tagged will see your post. But we don’t want to just be tagging anyone!
Instead, think about the relevance of the post to the person you are tagging. Maybe a buyer you’ve previously worked with sent in a great review, which you’re sharing. Tagging the buyer and saying how much you appreciate their time will make them feel good while introducing yourself (in a very subconscious way) to their follower base.
Or, perhaps you’re sharing something that includes vendors you’ve used. You might consider tagging the real estate photographer you used for the listing photos or the stager who made the listing shine! We frequently tag our photographers in our posts, it helps with brand exposure on both sides!
Here’s an example of this:
See how we tagged Lisa Pellegrino, Steve Booke, and Steven Bababekov? Lisa is the listing agent, and Steve and Steven were the photographers on this shoot. Tagging them exposed the TourFactory brand to their friends and followers!

Before I tag someone in a post on Collabra’s social media channels, I often think “How would I feel if I were tagged in this post?” Tagging a photographer, stager, fellow realtor, or past client makes sense! Tagging an account that has nothing to do with the post does not.

Last week, we explored how hashtags became such a staple on social media, why you should be using them, and how to use them successfully. Now, we’ll explore the different types of hashtags, some suggested themes you can follow, and some best practices you can follow when utilizing them!

Types of Hashtags and When to Use Them
Look, we get it. Hashtags can be more complicated than they seem. But now that you have an understanding of WHAT they are, you can nail down how you can use the advanced types of hashtags to your advantage. You’re probably asking yourself, ok…but what are the advanced types of hashtags? Well, let me tell you!
Trending: These hashtags are what’s popular now, and can change by the day or by the hour depending on what’s going on in the world, pop culture, you name it. You can check your individual social media platforms for trending hashtags, or use a website like Display Purposes to show you which hashtags are trending in your location.
These types of hashtags can be good to bring in a general audience and build brand awareness, as someone who didn’t even know they were looking for a Realtor might stumble on your post and become interested.
Example: Just a few days before Thanksgiving, trending hashtags include #Thanksgiving and #BlackFriday.
Brand: A brand hashtag is something that is specific to you! You can use your company name, tagline, area of expertise, location, an acronym, really whatever you’d like to create your own brand hashtag!
If you decide to create a brand hashtag, make sure you consistently use it, almost like an email signature.
Example: KitKat uses its tagline #HaveABreak for its brand hashtag. (Although they recently changed their brand hashtag as a promotion, which is fun!)
Campaign: These hashtags are different from your brand hashtag because they are used to promote a campaign you will run for a specific product, service, event, etc. Campaign hashtags can help build traction to your cause and increase audience engagement. When you build a campaign hashtag, try to think of a call to action you’d like your audience to replicate. This can help build your brand awareness in the long run.
Example: Remember a couple of years ago when everyone you know was doing the #IceBucketChallenge in support of the ALS Association? That was one of the most successful campaign hashtags in history, bringing in over $220 million in donations.
Using daily hashtags in your social media marketing is a successful way to kill two birds with one stone, especially when you do it right.
Everyone, regardless if you’re a personal account or a business account, uses daily hashtags. Think about it, you’ve even seen your bestie using a #ThrowbackThursday hashtag while tagging you in some horrid picture from when you were in high school. (Don’t worry, we all had those horrible eyebrows in the mid-2000s. We won’t judge.)
Daily hashtags are popular hashtags on social media for specific days of the week. They are a great source of content inspiration and can boost reach and engagement. This gives you a chance of a general social media user finding your post and then clicking on your profile. You may have gained a follower!
They also provide you a relevant way to add additional content to your page. For example, we use #SundayFunday on our social media channels.

Best Practices When Using Hashtags in Social Media Marketing
We’ve come a long way! There are just a few more things you should keep in mind when using hashtags in your social media marketing.
Keep It Simple: The longer the hashtag, the more complicated it is. We all hate things that are more complicated than they should be, it’s human nature! Keep your hashtag short and sweet and it is far more likely to be used. Nobody wants to try to type in #ConnieIsTheBestRealtorInTheWorld. Find something that both helps build your brand and makes it simple for your followers to share.
Use Capitals: Use capital letters when you need to. If your readers have to work too hard to understand your hashtag, there’s room for improvement. Doing this helps provide clarity and brand recognition. For example:
In the image above, which hashtag do you find easier to read? Using capital letters is essential not only for visibility but also to ensure your message is clear.
When Margaret Thatcher passed away in 2013, one organization caused “#nowthatcherisdead” to trend on Twitter. Users on Twitter read it as “Now that Cher is dead” instead of “Now Thatcher is dead”, which resulted in some understandable confusion!
Use Hashtag Tracking Tools: Use platforms such as RiteTag, which monitors millions of hashtags and lets you see what’s happening with the hashtags you’re following. It also works well with a variety of social media analytics tools including Hootsuite, Buffer (which is what we use at Collabra), and Sendible.

While the hashtag is a well-known tool in real estate marketing today, it’s important to learn what the hashtag is and how it shaped social media as we know it. Webster’s Dictionary defines a “hashtag” as a word or phrase preceded by a hash mark (#), used within a message to identify a keyword or topic of interest and facilitate a search for it.
The # symbol was first used as a “hashtag” in the summer of 2007 by Chris Messina. That’s when the web marketing specialist walked into Twitter’s offices with an idea. He suggested the company start using the pound symbol to group related Tweets together.
This was the first-ever use of the hashtag:
Today, hashtags are powerful tools and have changed the way we use social media. Hashtags are most commonly used on social media platforms such as Twitter, Instagram, YouTube, and Pinterest. They can help you get more followers and gain more attraction to your posts!
I’m excited that this week we’ll be focusing on what hashtags are, why it’s important to use them, and how to strategically use them in your social media marketing.
Why Should I Use Hashtags?
First and foremost, hashtags are a search tool. When you’re scrolling through social media, it’s easy to become overwhelmed and bogged down by “information overload”. Trying to find what you’re looking for by simply scrolling through your social media feed is like trying to find a needle in a haystack. With hashtags, finding information that’s relevant to you becomes so much easier.
Social media users can follow certain hashtags on their preferred platforms. Doing so makes it more likely that they’ll come across content that is aligned with their interests. As you’re trying to build your brand, I would recommend that you do the same. Following hashtags relating to Real Estate can help you learn what’s working for others in your industry and stay up-to-date with important industry information.

You may have seen people you know use hashtags on their personal posts, but it might have never occurred to you that hashtags are key when it comes to posting about your Real Estate business. An industry-related hashtag will help you reach your target audience and connect you with your industry.
Hashtags can be generalized or very specific. The best practice is to experiment and be consistent with your social media usage. The more you use a specific hashtag, the greater your chances are to grow an audience.
Start by searching for industry-specific hashtags to get your foot in the door, then you can add hashtags to your posts that are relevant to you and your business. For example, some popular hashtags for the Real Estate industry are:
Once you get the hang of generalized industry-standard hashtags, you can dive into more specific hashtags. As an example, you could use hashtags that are specific to your location, such as #SeattleRealEstate or #CaliforniaRealtor. If you are with a brokerage, you could use their company name as a hashtag, such as #kellerwilliams.
Another thing to keep in mind is that you should use hashtags that are relevant to what you are posting. While it’s great to add general hashtags that are trending outside of your industry, you want to ensure that the right people are seeing your posts.
For example, let’s take a look at this post from TourFactory’s Instagram page.
In the body of the post, we used two hashtags, #realestatephotography, and #photography.
#Realestatephotography is a specific hashtag relating to our unique marketing efforts, whereas #photography is a rather general hashtag that could bring in viewers from anywhere. It’s important to get the right balance of industry-standard versus general hashtags, which is something you’ll learn more about in practice.

Use photos from one of your current or previous listings. Using your listing photos is a great way to get eyes on them in a very subtle, professional way while also promoting yourself to potential clients.

Make your followers feel exclusive! You can promote yourself and your brand by telling your followers, “Follow me for special, behind-the-scenes footage of my new listings right when they hit the market!” Or, you could provide a fun shot of your listing getting staged, photographed, or at a showing!
Besides some ideas listed above, another interesting feature of Stories is that you can add any of the following stickers to your Stories:
